Vacant · listedMoment 01 · Sign — the tenancy begins
Thursday, 09:40. Hassan Mahmoud takes the keys to Villa 12, Al Barsha — AED 128,000 a year, four cheques on the table.
Before the ink is dry, the tenancy exists as a system: an Ejari-ready contract assembles itself, every post-dated cheque is logged against its due date, and the security deposit is recorded, held and tracked. Day one, fully filed.

Moment 02 · Collect — rent flows in
01 Apr, 11:47. Your agent marks cheque #000512 cleared — the first of four.
Nothing to chase, nothing to retype. The ledger books the income the moment your team marks it cleared, computes the owner's payout net of your 5% commission, and queues the transfer — the same quiet ritual, cheque after cheque, month after month.
Moment 03 · Handle — the exception
01 Jul, 14:32. Cheque #000517 comes back marked insufficient funds — the moment that used to eat a week.
Watch what Bricks does. The return is logged the minute your agent records it, the ledger flags itself, a landlord notification writes its own first draft, and the replacement cheque is tracked from request to reconciliation. Nobody digs through a drawer.

Moment 04 · Renew — ahead of expiry
Sixty days before BLVD Heights – 3302 expires, Bricks raises its hand. Nobody had to remember.
Bricks flags the expiry weeks early, you set the new rent, and it drafts the renewal and notifies both sides — before an expiry can become a vacancy.
Moment 05 · Report — the owner's window
Sunday, 21:47. Khalid Al Mansoori opens his portal from London. Nobody at your office lifts a finger.
Every owner gets a live window on their own portfolio — statements as they publish, payouts as they land, occupancy as it moves. The trust that used to cost a phone call now answers itself, any hour, any timezone. That's how portfolios stay with you.

Getting in is the easy part
Your whole portfolio, imported from a spreadsheet in an afternoon.
On every device
Agents manage on-site, landlords check in on the go — the full command centre, live on phone, tablet and web.
Around the phone, live app cards float in space: a cleared cheque of AED 32,000 for Villa 12 in Al Barsha; a payout of AED 89,050 sent to Khalid Al Mansoori at Emirates NBD; an occupancy tile showing 94 percent with 233 of 248 units let; a WhatsApp receipt automatically sent to the tenant; and an upcoming renewal for Marina Gate 1, apartment 1204, with 90 days to expiry.
One system
Records, money and operations don't live in five tools and a spreadsheet. They orbit one core — and everything flows back into it.
Diagram: thirteen scattered tool fragments — properties, tenants, landlords, leases, post-dated cheques, security deposits, statements and invoices, Ejari contracts, the landlord portal, reporting, bulk import, maintenance, and WhatsApp and email — converge and lock into the single Bricks core. Everything the agency runs, in one place.

— it all converges here. One core, one place.
One platform, every side
Landlords, agents and tenants — one software connects all three. The one stop shop: everything you need at your fingertips, across every party.
Animation: before Bricks, the landlord, agent and tenant cards sit apart, tangled in phone calls and spreadsheets — missed calls, voicemails and forwarded files criss-cross between them. Then the Bricks mark arrives, the tangle dissolves, and the three cards glide together and lock into one connected panel: one source of truth. The agent runs everything — properties, leases, cheques and payouts. The landlord gets a live portal: statements, payouts and occupancy. The tenant has their contract, cheques and requests in one place.

Security · Private by design
Passports, Emirates IDs, bank details, cheque images — what an agency holds is exactly what criminals want. So Bricks encrypts client PII in your browser before it ever reaches us, derives your workspace key from a secret only your team holds, and enforces access on every record in the database itself. Built in the UAE, for how agencies here actually operate.
How Bricks protects a record: the tenant name, cheque amount and Emirates ID are encrypted in your browser with AES-GCM-256 using a 256-bit workspace key derived with PBKDF2. The key is held in memory — never stored, never transmitted — and our servers store only ciphertext. Two-factor authentication gates every account and row-level security is enforced on every record.
Passports, Emirates IDs and bank details are sealed with AES-GCM-256 on your device. Our servers only ever receive ciphertext.
Your workspace key is derived with PBKDF2 from a secret only your team holds. It lives in memory for the session — never written down, never transmitted.
Every agency encrypts with its own key. There is no shared master key — one workspace can never read another's records.
TOTP two-factor authentication ships on every plan — six-digit codes from your authenticator app, checked at every sign-in.
Access rules are enforced on every record by the database itself, not just the app. A request without the right claim returns nothing at all.
Your data is hosted and handled in the UAE, by a team that runs on PDCs and Ejari — not adapted from somewhere else.

About us
Bricks comes from a father-and-son team with 20+ years of UAE real estate experience. We built the property management platform we always wished we had.
Property management expert
Co-Founder & CEO
Two decades of hands-on real estate experience across multiple markets — the kind of operator who has personally walked landlords through Ejari registration, chased bounced cheques on landlord night, and renegotiated commercial leases at 11pm. Bricks exists because of the friction he watched property managers swim through every day: generic foreign software, paper cheque books, WhatsApp threads pretending to be ledgers.
Product & engineering
Co-Founder & CIO
A software builder who grew up around the property business and combined the two. Bricks is engineered the way a property manager would actually use it — fewer screens, fewer clicks, every tenancy-contract field already in the right place — shaped around the workflows he watched his father run for years.
Why we built this
Property management in the UAE is its own world — RERA, Ejari, VAT on commercial units, post-dated cheques as the dominant payment rail, multi-emirate jurisdiction. None of the foreign platforms understood any of it; the local options were spreadsheets pretending to be apps or legacy systems that needed three months of training to raise an invoice. So we built our own — Ejari-shaped tenancy contracts, cheque-aware payment tracking, VAT per workspace, role-based portals for staff, landlords and tenants, all in one place.

FAQ
All client PII — passports, Emirates IDs, bank details, cheque images — is encrypted end-to-end, at rest and in transit. Every account has two-factor authentication, and role-based permissions control exactly who on your team can see what. A full activity log records every change.
Yes. Bricks generates tenancy contracts in the standard unified format with all the fields Ejari registration requires, pre-filled from your records. You export a polished PDF, register it, and attach the Ejari certificate back to the lease — everything stays linked to the unit and tenant.
Not painful. Export your current sheet, map the columns once, and the bulk importer validates and loads properties, landlords, tenants, leases, and cheques in one pass. Most agencies are fully migrated within a day — and on Growth and Pro, our team will do the first import with you.
On the Pro plan, Bricks sends approved-template WhatsApp messages through the official WhatsApp Business API — cheque due reminders, renewal notices, payment confirmations, and statement links. Tenants and landlords hear from your agency's name, at the right moment, without anyone typing a thing.
Yes — plans are monthly with no lock-in. If you cancel, you can export everything (records, documents, cheque history) in standard formats, and we permanently delete your data after 30 days, or immediately on request. Your data is yours.
Every plan includes email support from a UAE-based team that understands PDCs and Ejari — not a generic help desk. Growth adds onboarding assistance; Pro adds priority support with a response-time SLA and a named account contact.
